Here is how booking a villa through NJAS works in practice, written plainly so there are no surprises. It describes what we do today over WhatsApp — not final legal language.
How booking works
A shortlist is a conversation until the villa and dates are confirmed.
NJAS is run by Aby and Swati. We help you find a Goa villa and coordinate the stay over WhatsApp — we are not an instant-booking engine and we do not operate hotels.
A shortlist or WhatsApp reply is not a confirmed booking. Availability, inclusions, taxes, deposits, and house rules are confirmed for your exact dates before any payment.
When a stay is confirmed, the amount, deposit, and payment method are as agreed per your booking confirmation for that specific villa. We do not quote a binding price on the site itself.
Rates, inclusions, guest and visitor rules, event permissions, and pet policies vary by villa. We pass on what the villa or its operating team confirms; the villa terms govern the stay.
If something needs sorting out before, during, or after a stay, contact us directly first and we will work with you and the villa to resolve it.

Interim policy — under legal review
This is honest, plain-language interim wording written by the NJAS founders, not final legal text. It reflects how we actually work today: bookings are arranged over WhatsApp, amounts and holds are as agreed per your booking confirmation, and anything unresolved is handled by contacting us directly. Counsel-reviewed terms will replace this page; until then it is kept out of search indexes.
